What to check on a floor plan
Comparing apartments on saleable area alone is misleading, because the same headline figure can produce very different homes. When the Sobha Seinna plan set is released, these are the points worth reading carefully.
- Carpet area against saleable area. Carpet area is the usable figure and the one recorded under RERA. The gap between the two varies between projects.
- Room proportions, not just room counts. A 3 BHK with well-proportioned bedrooms often lives better than a larger one with awkward dimensions.
- Circulation space. Long internal corridors consume area without adding usable room.
- Kitchen and utility placement. Access to the utility and service areas matters daily.
- Balcony depth and orientation. On a 32-floor tower this determines both outlook and how usable the balcony actually is.
- Bathroom count and placement. Check whether bathrooms are attached, shared or common, and how they are accessed.
